Long-term lease or Airbnb?
The same six apartments, two ways to stay. Here is how they differ, so you can pick the one that fits your plans.
Every Leticia Suites apartment is listed on Airbnb and available on a direct lease. Short visits belong on Airbnb. From six months, a direct lease costs less each month and is built for people who are actually living here.

What a year actually costs
Take the one-bedroom on a twelve-month lease. The monthly rate is ₱39,900, so the whole year's rent is ₱478,800, with ₱134,700 due at move-in — of which ₱94,800 comes back to you as refunded deposits at the end. Extend to twenty-four months and the monthly rate drops to ₱33,900, a saving of ₱11,000 per month against the six-month rate.

When Airbnb is the right call
- You are visiting for a holiday, a short project or to see the city before committing
- You want instant confirmation and Airbnb's payment protection
- Your dates are uncertain and you may extend a week at a time
When a direct lease wins
- You are staying six months or longer and want the lowest monthly rate
- You would rather pay electricity at cost than per kWh
- You need on-site parking and a proper lease for an employer or visa paperwork
