Our standard leases run six, twelve or twenty-four months. Month-to-month stays are considered on direct enquiry, and short stays are handled through our Airbnb listings.

Housekeeping two or three times per week, Converge fibre internet at 100 Mbps+, IPTV with major streaming services, water up to 10 cu.m. per month, air-conditioning cleaning and pest control twice per year, and association fees. Electricity is billed separately at metered consumption.

Yes — the twelve-month rate is our standard, six-month leases carry a modest premium, and twenty-four-month leases earn our lowest monthly rate. The calculator on the home page shows the exact figure for every option.

Two months' deposit and a ₱15,000 security deposit, both fully refundable, plus one month in advance which is applied to your first month's rent.

• No ID, no entry — all guests and visitors are logged and must present a valid ID; CCTV covers all communal areas and security is stationed at the front gate 24/7
• Occupancy: one-bedroom units accommodate a maximum of 2 guests plus 2 registered visitors; two-bedroom limits are provided on enquiry

Generally speaking, yes — quiet hours from 10 PM to 8 AM are enforced, and the building attracts residents rather than partygoers. In the interest of transparency: the new Kandi Opal is under construction next door, so building noise can be heard from time to time. Its intensity varies, but so far it has not been overwhelming, and we hope it will stay that way for the foreseeable future.

Yes — private transfers from Clark (from ₱750) and Manila, any terminal (from ₱4,500). Mention your flight details in the enquiry and a car will be waiting. Full rates are on the location page.

Not on site — but several gyms and fitness centres are within a ten-minute walk of the building.
