Leases & rates
What is the minimum rental period?
Our standard leases run six, twelve or twenty-four months. Month-to-month stays are considered on direct enquiry, and short stays are handled through our Airbnb listings.
What do the rates include?
Housekeeping two or three times per week, Converge fibre internet at 100 Mbps+, IPTV with major streaming services, water up to 10 cu.m. per month, air-conditioning cleaning and pest control twice per year, and association fees. Electricity is billed separately at metered consumption.
Do rates depend on the length of stay?
Yes — the twelve-month rate is our standard, six-month leases carry a modest premium, and twenty-four-month leases earn our lowest monthly rate. The rates page lists every figure and the calculator on the home page totals your move-in.
How do the deposits work?
Two months' deposit and a ₱15,000 security deposit, both fully refundable, plus one month in advance which is applied to your first month's rent.
How much will I spend on electricity?
Electricity is the only cost billed separately, always based on your actual consumption. For short stays booked through Airbnb we charge ₱14.95 per kWh. For six-, twelve- and twenty-four-month leases you simply pay the actual bills received from the electric service provider — no markup, no estimates.
What payment methods do you accept?
We currently accept GCash, bank transfer, and Wise-to-Wise transfers.
Is water included?
Yes — up to 10 cubic metres per month is included in the rate.
Living here
Are the apartments fully furnished?
Yes. Every apartment is recently renovated and furnished with leather sofas, premium LG, Samsung and Panasonic appliances, a 75-inch Ultra HD TV, inverter air conditioning, silent DC ceiling fans, a rain shower and a 17-inch personal safe. You can move in with a suitcase.
How fast is the internet?
Converge fibre at 100 Mbps and above is included in every apartment, alongside IPTV with live sports, Netflix, Disney+, HBO, Prime, Discovery and worldwide channels.
How many people can stay?
One-bedroom apartments sleep up to 3 guests plus 2 registered visitors; two-bedroom apartments sleep up to 4 guests plus 2 registered visitors. All guests and visitors are logged at the gate and must present a valid ID.
Is there a swimming pool?
Yes — a private courtyard pool for residents, open from 8 AM to 8 PM.
Is parking available?
On-site parking is available for long-term residents. Short-stay guests use supervised street parking outside the building.
What are the house rules?
- No smoking inside the units — smoking is allowed outside the main door, back door and on balconies
- No parties or gatherings
- No pets
- Quiet hours from 10 PM to 8 AM
- Swimming pool hours: 8 AM to 8 PM
- No ID, no entry — all guests and visitors are logged and must present a valid ID; CCTV covers all communal areas and security is stationed at the front gate 24/7
- Occupancy: one-bedroom apartments sleep up to 3 guests plus 2 registered visitors; two-bedroom apartments sleep up to 4 guests plus 2 registered visitors
Is Leticia Suites quiet?
Generally speaking, yes — quiet hours from 10 PM to 8 AM are enforced, and the building attracts residents rather than partygoers. In the interest of transparency: the new Kandi Opal is under construction next door, so building noise can be heard from time to time. Its intensity varies, but so far it has not been overwhelming, and we hope it will stay that way for the foreseeable future.
Do you have a gym?
Not on site — but several gyms and fitness centres are within a ten-minute walk of the building.
Location & getting here
How far is Clark International Airport?
About 14 km, or 23 minutes by car. Manila airport (NAIA) is 1.5 to 3 hours away depending on traffic. Full details are on the location page.
Can you arrange airport pickup?
Yes — private transfers from Clark (from ₱750) and Manila, any terminal (from ₱4,500). Mention your flight details in the enquiry and a car will be waiting. Full rates are on the location page.
What is within walking distance?
Convenience stores and supermarkets in one to five minutes, SM City Clark in about ten, and Walking Street on Fields Avenue in about fourteen. Restaurants, cafés, laundries, gyms and money changers are all within a ten-minute walk. See our guide to living in Angeles City.
Booking
How do I book?
For leases of six months or longer, send your dates and apartment type through the enquiry form or on WhatsApp and we reply with availability the same day. For short stays, book instantly on Airbnb.
What are the check-in and check-out times?
Check-in from 2 PM and check-out by 12 noon. Early or late arrivals are considered on request — tell us your flight times in the enquiry.
Is direct booking cheaper than Airbnb?
For stays of six months or longer, yes — direct leases secure our lowest monthly rates and lease residents pay electricity at cost. Read our comparison of long-term lease vs Airbnb.
